Do you help building owners lease commercial space?

Yes. We work with commercial property owners to lease vacant space and attract the right tenants. Our leasing services for owners include pricing and positioning strategy, marketing vacant spaces, handling inquiries and showings, evaluating tenant fit, and supporting lease negotiations to help stabilize occupancy and protect the long-term value of the property. 

How long does it take to fill a vacancy?

It depends on the space, the rate, and the season, and anyone who gives you a firm number without seeing the property is guessing. What we can tell you is what comparable space is doing right now and what's realistically achievable for yours. 

How do you market an available space?

Listing platforms, our own site and tenant network, direct outreach to businesses we know are looking, and, where the space warrants it, a 3D virtual walkthrough we produce ourselves. 

The walkthrough matters more than owners expect, and almost nobody else here is doing it. Prospects tour the space before they visit, so the showings you do sit through are with people who already know what they're looking at. A business considering a move from off-island can see it without getting on a plane. It's an added cost we take on because it fills space faster, and we decide property by property rather than applying the same template to every listing. 

How do you screen prospective tenants? 

Financial capacity first. Can this business carry the rent through a slow season, not just this month. We also look at use, how the business would sit alongside your existing tenants, and what kind of tenant they've been elsewhere. 

Do I have to use you for property management too?

No. We handle leasing on properties we don't manage. That said, when the same firm does both, vacancy gets handled by people who already know the building. Most of our clients choose this route. 

What lease terms do you recommend?

That depends on what you want the property to do. An owner planning to sell in three years wants different lease structures than one planning to hold for twenty. We start by asking that question, then structure to it. 

What does it cost? 

Leasing commission is negotiated per engagement and depends on the property, the space, and the scope. We'll put it in writing before you commit.
