Accounting and monthly reporting could be smoother and more accurate. Or it has simply stopped making sense to own a building on an island they don't live on.

Others are thinking about estate planning. They've managed the property themselves for years, and the next generation doesn't have the same interest in commercial real estate that they did. Or they've realized that nearly everyone involved with managing and maintaining the property is a generation older than whoever will inherit it.

We buy it. We're brokers who also purchase for our own portfolio. If a direct sale is the cleanest way out, we can be the buyer instead of finding you one.

We list it. If a marketed sale is the right call, that's what we'll tell you and that's what we'll do.

Something in between. Some of the better outcomes we've structured don't fit neatly into any of the three above.
THE PART NOBODY ASKS UNTIL IT'S LATE
A lot of owners stay put for a reason that has nothing to do with the building. They don't want the tax bill, and they don't want a pile of cash they then have to do something with.

Worth knowing: not every sale hands you a lump sum. There are structures where you stop owning the building and its problems but keep income coming in, and where the tax picture looks quite different.
